The water heater went out within the first week of moving into my new apartment. I called the property management company and I actually had my new water heater by the end of the evening. I know it wasn't there fault that the water heater broke in the first place but I have to give them credit for fixing my issue so fast. With my old place, I was lucky if the owner called me back within a day.
