- FramingMold, mildew, fungus, and rot, what do they all have in common? They have all become the subject of nightmares for some unlucky homeowners in Los Angeles! The problem is very simple, which is to say that the organic matter that our homes our made out of (e.g., plywood, fiberboard, chipboard, and framing lumber), when exposed to warm, humid air, provide a perfect environment for mold, mildew, and fungus to grow. This situation is especially damaging when it is happening inside a home’s dirt-lined crawl space, which is that shallow area underneath the home’s first floor. In a word: whatever happens inside the crawl space, gets breathed in by everyone who lives in the home!

- LandscapingDuring the Rainy Season, rainwater can pool around your home. Such accumulated water can promote the growth of harmful mold and mildew, which can literally “eat” the organic matter that makes up a home. Moreover, accumulated water can damage the home’s concrete foundation, resulting in cracks, shifting, and yes, even structural damage! It’s essential that homeowners make sure their home’s landscaping effectively diverts water away from the property by using drainage systems such as French Drains, Channel Drains, Area Drains, Catch Basins, Flow Wells, and Sump Pumps. Similarly, landscaping should be properly graded away from the home, which will reduce the risk of flooding.

- DrivewaysI HIGHLY recommend Weinstein Construction Corp. They came in with a very reasonable bid and were excellent to work with and completed all of the work on time and on budget. How often does that happen with other contractors? I mostly dealt with the office manager, Angela, who was great to work with and handled getting and uploading all of the pictures, permits and documents onto the EBB website so there was very little that I needed to do. It’s the only contractor I’ve ever used where everyone showed up exactly when they said they would. When they came to do the retrofit they actually arrived early and set up in the driveway so they were ready to start work right when scheduled, and they finished right on time as well. Steve, the project manager, arrived a half hour before the window when the city inspector was scheduled to make sure everything went smoothly and it did, just like the whole project. All of the work was completed exactly on schedule and on budget and everyone was great to work. You would be making a mistake if you didn’t hire Weinstein Construction to do your project. I’ll hire them for anything else I do!
- ExcavationWhen we think of a basement drain system, most of us think of tiles or footing drains, or more traditional PVC piping. However, if you have a soggy yard or a wet basement, French drains, which are essentially trenches filled with gravel or rock or containing a perforated pipe that redirects surface water, can be a fantastic solution to your problem. French drains can be installed along the exterior perimeter of the home, enhancing the look of your landscape and protecting the condition of your poured concrete foundation. French drains do require some additional labor due to excavation and sloping.

- MasonryImportantly, Santa Monica (and the nearby City of West Hollywood) have issued retrofitting orders that require vulnerable “steel moment frame”, unreinforced masonry, and “tilt-up” buildings to be retrofitted. In their most recent report, Santa Monica officials identified 80 steel moment frame buildings, of which only two have been strengthened and 11 were retrofitted. The city also identified 90 unreinforced masonry buildings, 72 of which are today compliant, with 18 remain to be retrofitted. Finally, 42 tilt-up buildings were identified, of which only 22 are compliant today.
