- Electrical - We inspect evident deficiencies in the main panel, sub-panel branch circuits, connected devices, lighting fixtures, outlets, and wiring. Plumbing- We check for the type of materials used and inspect for leaks, proper function, flow and drainage of fixtures and all other pertinent items of the system. Built-In Appliances - We check and operate all appliances, if possible to identify any malfunction. Heating & Cooling Systems - If seasonal condition permits, we will check for proper operation and any possible defects. Fireplaces and heating units are also inspected. Insulation - We inspect for the presence of insulation (except For inside walls) and storms or thermopane windows. Structural - The roof is inspected for blistering, shrinkage, crumbling, moisture absorption and other defects. Interior load bearing walls are inspected for undue stress and warpage. Floor systems are inspected for unusual settling. Masonry construction is inspected for abnormal settling, cracks, moisture penetration and efflorescence.

Guy Giarrano is hands down the best inspector in Northeast Ohio. He inspected our first house eight years ago and our new house this year. He is both incredibly knowledgable but also thorough. Be prepared to spend the entire day with him on your home inspection as he doesn't cut any corners. While he may be a little more expensive than others, it is because he is worth every penny and you get an inspection that leaves you know unknowns about the house you are buying. Highly Recommended.
