Hello With thirty two years experience as owner of a General Construction business I have picked up a massive amount of knowledge about Residential and Commercial properties. Starting with the exterior frame its purpose and functions. Working toward the center of its walls its components and the methods used to keep the walls dry on the inside to protect the inside finish from moisture and create an envelope to maintain a stable atmosphere inside. With the correct roofing and ventilation, gutters and down spouts, windows and flashing creating a water tight shell. Knowing the principles functions of the HVAC systems how to keep them up and running, and when they need preventive maintenance preformed to prepare them for an expected rise or drop in the outside temperatures. Then there are water, drains, and sometimes sprinkler systems that all run on different angles throughout the building, bringing, removing and storing the blood line throughout the building. One thing all of these features have in common, is they must be maintained, and if they are not, things can get very expensive to replace if they are far past the repair stage. That is why everyone should have a home inspection. Home heaters and hot water heaters can look brand new but most of the time when the warranties run out so does the system, so you need to know the age of these systems in order to have a feel as how much life is left in them. yes there are systems that last a lot longer than they are supposed to but, do you want to flip a coin or have an inspector narrow it down for you. We can also inspect the work being performed at your facility during or after work is complete to insure corners are not being cut and that you are getting what you pay for. Thank You, John Madrak
