Not a recommended Inspector



First off, I would like to state that I am knowledgeable in the area of trades, architecture, construction, etc.



With that being said, I had low expectations of the inspector that were "met". They were not exceeded or failed to be exceeded. This inspector did not do a lick extra to protect the possible buyer from unknown repair costs or items in the home that will require repair or are unsafe.



Pros:

Business is local and family owned

Drives nice vehicles, shows up professional and on time

Professional Report (through tablet)



Cons:

Inspector missed multiple items due to lack of knowledge, experience, and general thoroughness

- Missed lack of GFCI's required in damp/wet locations

- Missed multiple windows above 6' not having sills to protect from rain straight up pooring in to the opening in between the sheathing and the siding. (did not bring a ladder)

- Missed lack of proper venting for water heater. Type B is required, previous owner had installed relatively recent with only type C for wrong and unsafe application

- Missed proper roof inspection: did not even look at gutters, troughs or anything above 6'0" due to not bringing a ladder.

- Ran furnace, did not test for airflow, dampers, blockages, etc. Did not run air conditioner at all.

- Open electrical panel. Did not take off deadfront cover to even look at wiring or circuitry behind cover face (this is where problems and fire hazards are present).



I would not recommend this Inspector to my enemy. Average is the best description I can give as they missed WAY to many things that it was personally frustrating during the inspection.
