Provided by YP.comWe fired CCPM in October 2009 and took the owner, Kay Grenz-Koch, to small claims court (see Larimer County records) and won. A few facts about our experience with her:
--Got herself hired in January 2009 by the HOA president who posted a letter on every owner's door stating HOAs are illegal and oppressive
--Issued ZERO covenant violations during her 10 months tenure
--Turned over ZERO past due accounts to our collection attorneys
--Convinced the Board President to let her be the sole signor on our checking account
--After the Board President was removed, the new Board demanded Kay submit all checks to the Board for approval. She ignored the Board and paid herself an additional $4,100. The Board removed her as a signor and fired her.
--Paid personal business expenses through the HOA account. Took her to court and won.
--Backdates checks to manipulate the HOA financial statements
--Fired our landscaper and didn't hire a replacement for over three months; replacement was a close associate who charged nearly $14,000 to mow 3.5 acres of grass for 8 weeks (price included 6 bags of fertilizer)
--Charged $3,500 for copies (never provided any evidence to reasonably support 17,500 copies) and increased the copy charge rate from $0.10/copy to $0.20/copy without notifying the Board.
--Threatened to charge a termination fee (also written in her contract) if the Board fired her. Colorado law disallows management companies to charge termination fees.
