Liberty Community Management is a full-service management company providing professionalism and integrity to the homeowners and communities we serve. Liberty Community Management was started over a decade ago and is based in Loganville Georgia and is one of the only Metro Atlanta HOA management companies that utilized technology to allow the board members and the community member’s access to real and usable information with comprehensive reporting for the communities we manage. We embraced technology in order to keep our communities and its homeowners educated and informed. We know that in today’s information age homeowners and board members can utilize the information we provide to keep them better informed and educated. Even today we are one of the only management company that provides full disclosure management for its members and the boards. We protect the rights of the individual regarding enforcement and collections, but as far as where the money is and where it is being spent, no other management company provides the wealth and volume of information we provide. We believe that through communication, education, and information our board members and our homeowners will have a better understanding of the association and also be an owner that appreciates and contributes to the good of the community. The services that we provide in the Metro Atlanta area will allow your association and the board to govern, not handle the day to day affairs of the association. We work to handle the administrative, financial, collections and enforcement elements of your community. Beyond just taking care of the business, we keep both the owners and the officers informed and educated by providing all the historical and current records of the association. With our HOA software (Boardview) the board can have its hand on the pulse of the community. Everything related to the operation of the association is posted on the password protected website that we provide. The website is a veritable repository of information of the association All the contact information both written and verbal is maintained and we also provide 17 on demand reports, as well as 7 monthly financial reports, including a 7 line budget updated each month.

I continually have issues getting them to respond in timely manner. They never include the appropriate information in their letters and when you reach out to them they delay until after the deadline. I had to let them know that I had record of my attempts that failed to get a responses before they said they would do me a favor and remove the fines along with late fines from their lack of response. Their agent John White has not been able to even provide evidence of a violation and when asked for proof he can only tell me that his colleagues agree with him. I've asked to meet in person to give him an opportunity to show me the documentation and any information that he is referencing that shows I was in violation before I would agree to pay the fine. I was only told that it was pass the deadline, so he wasn't going to show me any of the reasoning for the violation.

I contacted Liberty Management in an attempt to gain access and knowledge regarding navigating the company's webpage. I must say Stephanie and Will (IT)were extremely helpful, patient and attentive to my questions. I find this website helpful since information about my community is at my disposal. Thanks a bunch!!!

Liberty Community Management has managed our HOA for 3 years. Their customer service is very responsive and best of all our finances are now in order. The transparency in the financial reports lets you know on a month to month basis how your dues are being used.

In 2004, Lake Walton Estates interviewed several property management companies and selected Liberty Community Management. Since 2004, Liberty has become a valuable partner in the professional management of Lake Walton Estates. Lake Walton Estates is a private, gated community located in West Walton County, near the city of Monroe. Liberty has assisted Lake Walton in the selection of Legal Counsel, as well as moving LWE from a Homeowners Association to a Property Owners Association. In addition, Liberty has been instrumental in helping select a quality, paving contractor for a major repaving project. LWE always depends on Libertys guidance, support and input regardless of the project. Lake Walton Estates Property Manager, provides a valuable service with regular drive through which assist LWE in maintaining the high standards set forth in LWEs Covenants and Property Maintenance Standards. Since 1995 I have been associated with home owners association and property management companies. We have hired and fired many management companies, but Liberty stands above and beyond the others. Mainly as the result of Ms. Fran Baker, without her Liberty might be just another management company. She takes hateful calls and emails everyday, taking that hassle off the communities board of directors. Knowing the communities and homeowners makes Fran so successful in dealing with situations of ignorant homeowners that don't know how the board works. I know I can just make one phone call and have all the answers I need. If anyone has ever had a problem with Fran, I can assure you, that the problem lies with the homeowner. Liberty Community Management has been representing our community since it has been established and has provided our community with excellent service. I just recently became a board member for the first time. I was pleasantly surprised at how accessible my community manager is to assist us in guiding our community to strive and improve. The staff at Liberty Community Management is very well educated and friendly. I would highly recommend Liberty Community Management to anyone who needs assistance with their communities. They will not answer phones or return phone calls, answer e-mails, or will tell you to e-mail another person in their company. I would NOT recommend them to anyone. They can not keep the accounts straight, and can not answer simple questions about anything. They can not manage themselves, so how can you expect them to manage anyone else. If you go with them, expect alot of hair pulling and pencil chewing, because they can't tell you anything about your account, without you explaning it to them.
