I would strongly recommend against using Wayne for your project. This review is worth the read. Wayne was contracted to build 2 new post frame structures for me and was extremely unethical and deceptive throughout the entirety of the project. Here are the main issues I had:1. Trash - Wayne excluded from the contract, the removal and disposal of trash/scrap from the worksite (it blew all over the property and has punctured multiple tires of my vehicles).2. Unethical Additional Billing - Wayne neglected to include the footers that the Architectural specs called for. After he was in the middle of building, he claimed that he didnt bid in the concrete footers around the posts for both buildings (which were clearly specified in the architectural plans) and that he was only responsible for a small concrete footer underneath the posts. He saved this concrete cost and I spent thousands of additional dollars adding this portion to another contractor.Wanted completion payment more than building properly for the customer - Wayne refused to work with me on waiting to install the trusses until after the ceiling insulation. He ignored my requests and installed his trusses anyway, disregarding my instruction to halt construction until sufficient insulation was installed in order to pass building code. This ended up costing me more money as well. It was clear that Wayne wanted in and out so he could collect final payment.3. Cashflow Issues - After paying 73% up front before construction even began, Wayne persisted on an additional payment within 12 hours of 90% completion of 1 of the 2 structures. Typically, you have an inspection once a month and then payment is issued. His persistence in demanding multiple inspections over a 2-3 week period was incredibly inconvenient given that each inspection cost me $450. In total we paid him 7 payments over a short period of time and I later found out that he never paid his labor until the very end of the project. There seems to be major cash flow problems with Waynes Building Supply and once again it cost me additional dollars.4. Skimped me on materials - Wayne ended up saving thousands on lumber, once again, at my expense. Heres how: * The day after the contract was signed, Wayne instructed me that a ceiling was not included in the 8x24' porch. This seemed odd He then suggested to shrink the porch to 8x18' and call it a wash. It was evident that he really just trying to save around $1000 in lumber and labor cost in lieu of a small piece of tin (maybe worth $45?) that most likely is included in his other projects. * At the beginning of this project, at the initial contractor meeting, Wayne talked the entire room of 10 people into extending his truss spacing from 2 spacing (as it was bid) to 4 spacing (cutting his truss Lumber in half). In lieu of saving on lumber cost, he agreed to beef up the trusses for a better open ceiling look. He made the contract revision (keeping the price the same) and stopped by after dark a few days later to have me sign it in his vehicle where I really couldnt see or wanted to read through what we had previously shook on. His beefy trusses ended up being 2x4s with unappealing cross boards, completely non-conducive to an open ceiling look for the new office space. Since he was already paid so quickly for the project, I had no ground to stand on. Once again, this cost me thousands because I had to cover it up with a ceiling and put 2 spacing (as originally planned) to hold the drywall ceiling up. In conclusion, I ended up paying thousands more for a weaker building and he saved half the cost on the truss lumber.5. Incorrect Building Elevation - Office Building elevation is set too low for a gravity septic system. This gave me two options, to spend an additional $3500 on a septic pump or to pay for a new soil test and septic plan modification.By far, Wayne has been the most difficult contractor I have ever worked with. He builds things his way a
