Kitzmiller Appraisals is a family owned and licensed business. Faithfully serving the DC Metropolitan area for over 15 years. Settling an estate can be a complex and important job. Everybody lives a busy life today and as an executor you may be under pressure from the heirs to rapidly follow through with every step of the process. Our function is to relieve the burden of the valuation of any real property or personal property involved in the estate. You have been given a position of trust. We know that you are concerned with doing the right thing and doing it properly. You have inherited the responsibility to act prudently. We have provided appraisals of real property and personal property in many estates, yet we recognize this may be your first, and that estate settlement is not only about settlement. Often the settlement of an estate helps to bring part of the closure needed to move forward and we do our best to help to make that a comfortable progression. Attorneys and Accountants rely on our values when calculating property values for estates, trusts or other matters requiring a value being placed on real property. We understand their needs and are used to dealing with all parties involved. We provide appraisal reports that meet the requirements of the courts and various agencies. Settling an estate usually requires an appraisal to establish Fair Market Value for the property involved. Often, the date of death differs from the date the appraisal is requested. We are familiar with the procedures and requirements necessary to perform a retroactive appraisal with an effective date and Fair Market Value estimate matching the date of death. The ethics provision within the Uniform Standards of Professional Appraisal Practice (USPAP) binds us with confidentiality, ensuring the fullest degree of discretion.
