I had an appraisal done with Mr.Gibney in August of 2013 The appraisal came in lower than expected which I know happens but I noticed the square footage he had for my house was 20% below what past appraisals had. He had no measurements on his report to indicate how he got his numbers. After multiple attempts to reach him I finally got the number and he measured my house incorrectly, this resulted in an artificially low appraisal value. I paid for an appraisal to help as a tool to sell my home but since the value was incorrect as a result of the inaccurate measurement I couldn't use it. I brought this to his attention via email in a polite way and then followed up multiple times by email and phone but he never replied. My experience is he is not professional nor thorough with even basic facts like measuring a house. Would not recommend.

Would not recomend. Misrepresents facts and witholds information. Proceed with caution if you are buying a house in which Mr. Gibney is the sellers agent.
