Let's start of with how old the apartments are from the inside might look new but have hundreds of mices! 2nd the landlord Denise is not a likeable person when I came and applied for the apartments they welcomed me very nicely and treated me like royalty! Then she turned it around and is a complete devil! I don't like here most of the neighbors agree that that landlord is not a likable person! I hate her! They have so many rules! Very strict rules it's like ur paying rent and u can't even enjoy because of how strict it is! If u also have visitors they have to go and get a parking pass from the lady that's always sleeping! And to find a parking space outside out of the parking lot it's impossilbe! I hated living here! And regret it! Landlord is a devil! i know lots of people that moved out because of her!

Why I leaving this review?You know what is like living at Carlyn Hill.

When I signed up for the lease, the management attitude was positive however the management attitude changed to an 90 degree after we moved to one of their re-modeled apartments.



If you are leasing an apartment that has a carpet, PLEASE READ THE LEASE carefully, according to the management, the carpet MUST be professionally washed ( not simply clean). They deducted 180 dollars from my security deposit for not asking a professional company to clean the carpet. They never explained this policy when I signed up the lease with them.



In addition, they said, the carpet was retract and charged me 250 dollars for that even though she has walked through the apartment before handing over the keys to her. She did not mentioned the sign of retracting the carpet when she did the final walk through with me.



Their apartments are OLD and specially their kitchen cabinets does not meet minimum criteria to stock your kitchen belongings.



There are other issues with the management team explained in other reviews, please read them. They all are correct according to my best knowledge.



They will MAKE every effort to deduct money out of your security deposit.



In overall, this place is live-able with constrains explained above.



My recommendation is to stay away from this place as much as you can or if possible.

I have been a tenant at Carlyn Hill Apartments for many years. Before there was assigned parking, due to the surrounding office buildings, I was unable to find a spot anywhere on the property. During office hours, visitors passes are issued and a tenant has volunteered to issue the passes while the office is closed and on the weekends. Maintenance is very fast with response time and fixing the problem. As far as the "electrical" fire last March, it was a malfunctioning microwave owned by the tenant. The tenant was home but not properly supervising the appliance when the fire started. I have had no problem with the Carlyn Hill Management team, they have done everything to make my stay here very enjoyable. The management team had been actively working with Fairfax County to clean up Spring Lane Park and remove the homeless people.

The apartments seemed OK at first, but there is high turnover and once you get to know Denise you understand why. She is the worst apartment manager I've ever dealt with -- mean all the time and for no reason. She will yell at you even when you are being calm and ready to comply, and she will try to make you pay for repairs routine repairs around the apartment when you didn't break anything. There are other things that will concern you, also. There was an electrical fire in one of the units recently, and they aren't doing anything to update the old fuse boxes or wiring in the other units.

Don't make the same mistake I did. This place seems like a good value on the surface, but the management will make living here miserable. If I could afford to break my lease and move out tomorrow, I would. That's how most of the tenants feel, and you can see it in the occupancy rates -- for spacious under-priced apartments in a great school district -- this place has an eerily high vacancy rate. It's all because of the apartment manager Denise, nobody can stand living with her. Those who can move out of the complex DO (as soon as they can!) except for a crazy cat lady who seems to have lived here since the beginning of time. BTW -- you have to talk to the crazy cat lady if you want a parking pass for anyone to stop by for even a second or they will tow the car (there is plenty of parking, this is just an exercise in tyranny), and she will never answer her phone or give you one. If you have friends, just go to their place, it's easier. Otherwise you can stop by the office to get a pass during business hours, but your friend has to be present to sign for it and present their drivers license and insurance for photocopying (available 9-5 only when every normal person is at work). Every little thing is like that with this lady -- she is on some sort of crazy power trip and freaks out over the smallest things. I've never seen her ask for the simplest thing with courtesy and tact, it's always a production. Unless you love coming home to drama, look somewhere else.

Wish I had read the reviews before moving in. Really bad management, recent electrical fire, your choice of old or poorly renovated units all with really cheap appliances, high turnover rate because everyone hates the apartment manager, bad parking situation, broken glass everywhere in the street and parking lot and homeless guys living in the park behind the place. There are much better apartments nearby for just a little more per month.
