after calling me 3 times to tell me they could not do the appraisal on my investment property and saying they had been fined in the past, I got an appraisal based on properties 10 miles or more away from my duplex that was 70% of the tax values of my property and all the properties within a mile of my property. Don't use these people, it's a waste of your money. They don't know how to do an accurate appraisal.
