* We are on call 24/7 for handling any type **emergency** that may arise. * **Tenant screening** is done through application inquiries, credit checks and personal interviews by management. * Place advertisements, handle rental inquiries and show properties. * We execute a **rental agreement**, add addendums if needed and follow up on move-in condition lists. * Confront tenants on **problem issues** such as collection of rents, property care, **NSF** checks, tenant disputes and serve legal notices or start an eviction procedure if necessary. * All monies are processed through a trust account as required by Nevada law and disbursed to you per instructions via mail or bank deposit. * Itemized **accounting** and **reporting** of all services are prepared periodically and available for your examination. * **Coordinate** cleaning, painting and repairs, and perform periodic walk-throughs of property. Our fees range from 7% and up, depending on location, condition and volume of your property. References are available upon your request.
