- InsulationThe Crestwood Schnuck’s store had been experiencing new and on-going leaks for numerous years. The existing 30+/- year old Ballasted EPDM Roof System had been failing for many years and just continuing expensive repairs was not the preferred option for the owner’s any longer. The Desco Group construction division hired a local roofing consultant company to write up a full blown specification and provide the bid package for bidding contractors to replace the failing ballasted system and also the large deteriorated shingle roof system. The Specification included removing the ballast covering and EPDM membrane but leaving the existing underlying insulation where not found wet or damaged. After the removal of the old membrane and ballast we mechanically fastened a 1/2” HD ISO recovery insulation board over the existing insulation and then installed the Carlisle Fleeceback TPO Roof System. Although for the most part, just another typical job for our company; but not without the challenge that pertained to the hidden underlying electrical conduit grid that was fastened under the metal deck. The concern was the high possibility of technicians puncturing the electrical conduit with fasteners in which would be used for fastening the new recovery board to the metal deck. Our crew painstakingly mapped out the entire underlying electrical conduit system which included painting lines on the top of the EPDM membrane outlining the conduit grid. This process was very successful and the management was very appreciative that the problems were held to a minimum. Upon completion of the project a manufacturer’s 20 Year No Dollar Limit Warranty (NDL) was issued. The large shingle roof was also completely removed. A synthetic base sheet was installed over the existing wood deck and then a Certainteed 30 Year Architectural fiberglass shingle system was installed.
