Would not use again. The loan took f-o-r-e-v-e-r and because of that I had to pay extra for a 2nd appraisal. I felt like I was getting nicked and dimed through the whole process. Every time they would call for a pay off from the existing bank I was charged $50.00 and when we did not close in that time frame another pay off had to be ordered that happened to us 3 times. Then income had to be re-verified again which was another $35.00. If I ever did a loan again I would stick to a local bank (this one was in FL. but out of town for me). I also had to pay extra money to prove we were not in a flood zone by having a survey of the property. The loan ended up costing me about an extra $1200.00 more than was first quoted. On the plus side, the people there were always very courteous and very nice. However, not concerned about saving you money (by having the client always come up with more out of pocket expenses).

The enticement to use them cam...

The enticement to use them came in the form of a Good Faith Estimate on 2/28/12 indicating a good rate and a settlement credit of $1600. On the 29th, the GFE that was to be submitted to the lender omitted the credit altogether. That should have been my first clue.

Next, to avoid paying for inspections that might not benefit me, I called broker Greg Wellmaker for the results of the property appraisal and was told it was "good" and go ahead with the inspections. When I received it via e-mail the next evening (and after $923 of inspections) it was $15,000 short of the contract sales price.

I requested that the lender review the appraisal because of omissions and forwarded them the URL for the properties listing on the Lee County Property Appraiser site as well as a copy of a 2009 appraisal for comparison. That never happened.

An addendum was submitted with a lower sales price, requiring an amended loan commitment by 3/28. I spoke to them the day it was drawn up and was requested to forward it to them for review by their underwriter on 3/23, which I did. I sent them the fully signed contract with an e-mail specifically noting the contract date. On 3/26 to reiterate, I called Greg and had to explain to him why a new commitment letter was necessary. Fearing Greg wouldn't get it done, I called Victoria who was assisting him on 3/27 and she reached out to the lender and forwarded an e-mail from them stating it would be completed on 3/28. But Quick Quote couldn't be bothered until 8:46AM on 3/29 (the document is date & time stamped) to download the commitment letter and forward it to me, thus nullifying the contract.

So, I'm out $1,253 in inspections, credit reports and property appraisal that are now useless to me due to their utter disregard for their clients.

If you have used them and had problems, please report them to the BBB so that their rating will begin to reflect the type of service you get from them.
