Mr. Cline personally came out to my condo and was very professional! I needed the appraisal back quick and was informed it would be emailed to me by a certain day which it was! Highly recommend Ed Cline Appraisals.

They answered all of my questions about how to prepare for an appraisal, how they come up with their values, and more. I decided to trust their expertise and use them for my property, and I'm glad I did. Very friendly appraiser, showed up on time, and professional. Highly recommend using them, as I will choose them again in the future.

Provided by YP.comIf Mr. Cline was not the only game in town for VA Loans he might be more customer friendly. I do admit I was late for our first appt. and said I would be there in 15 minutes but he wouldn't hear of it even though his office was in the same town as my listing. He told me I was very rude to not keep the appt. (certainly I am not the first person to not arrive on time?) and would have to reschedule. When he came to my house a second time he wouldn't speak with me, brought someone with him to my front door and never introduced himself or would look me in the eye. Childish and unprofessional behavior which is shocking considering he deals with the public as a business owner. I don't believe I have ever had a worse experience and I have bought and sold multiple homes. FYI the appraisal came in $12,000 less than the sales price--coincidence? I think not.

Provided by YP.comOur lender used them for a loan we put on a rented single family house in PA. For what they consider a 4-bedroom house, they used comps that either sold beyond six months, were 2-bedrooms, or were still on the market. It was as if they went out of their way to find the lowest possible valuation by using non-comps. Not only did they use non-comps, they gave very little valuation to the number of rooms and gave more weight to gross living area. I mean, logically, if all else were equal, including gross living area, wouldn't the number of bedrooms be a factor in desirability and therefore value? And, to rely heavily on 2-bedroom comps when there were even /recent/ 3-bedroom comps available? We disputed their methodology and found /five/ 3-bedroom comps that were within a half mile from the subject property and were in similar 'livable' condition -- in fact, two of our comps were a two-minute walk from the subject property. We also justified why we chose 3-bedroom comps -- our property has two 'regular' bedrooms and the third bedroom is more like a two-room 'suite,' with a smaller sitting area leading to a larger sleeping area. The two properties at stone's-throw distances were in similar condition and sold for more than twice per square foot what Ed Cline's appraiser valued our property at. All five our of comps sold within the past six months, despite the appraisal indicating that there were "infrequency of sales" of comps in the area. What was really irritating was that, according to our lender, they didn't give a reason for rejecting our dispute. That is just rude and unprofessional -- they ought to give the consumer the courtesy of an explanation for their reasoning -- I mean, we paid for their opinion. It's not as if the initial opinion is "Scripture," especially in business. And if they are wrong, then they should admit they are wrong, especially when they get called out on it. To carry on as if they can get away with stonewalling the consumer just because they are the 'paid professionals' is not how to run a respectable business. We would not recommend wasting money on these people. In four words: Low quality, poor service. We'd give 0 stars if we could.
