We have lived here since 1988, the Managers and staff are great. If there is a problem the team is on it asap to get it repaired. We have not had any problems
with the Management, respect and follow the rules of the
Community, which we were required to sign upon moving into the Community. We give the Managers and Owners 5 stars.
Contented Residents

This community is a great place to live, management has made a lot of improvements to make this place a better place to live,unfortunately the people that live here don't respect the rules and regulations,they don't take care of their yards so it makes the park look trashy, all the effort that management puts in this place people should at least cooperate and be more considerate and try to keep this place clean.

Lived very comfortable here . I lived in the park for 3 years never had any problems had friendly neighbors. One time I had a leak called the office and maintenance was fast to get it fixed.

Management sucks they want to harass the tenants by having our vehicles towed at owners expense. The management team walks around inspect yards. The first year rent is $250 but after that rent increased every 3 months or until you reach $700+ . Tenants get charge for every little thing. The rent is the same amount as mortgage would be. As much as tenant pay for rent they should have streets plowed so tenants can make it to work and a bigger swimming pool for the kids but no only 5 people allowed in the pool. Gangsters stealing property from the residents. Good tenants should get a discount. This place needs new management period! Lazy people get employees that want to work. Cheap

I have lived here for 15 years.It just gets worse and worse. I am paying as much for the lot as I do for my home now and the rent keeps going up. New management came in and did away with all the extra parking making it VISITOR parking so no matter where you park other than in your driveway they tow at $ 235.00 a pop. I understand no street parking because of Emergency equipment access but they took away every thing else. I parked on mulched area in yard and they towed . I don't make enough to stay here so will be moving on It hurts as this is the longest I have lived anywhere and they are forcing bankruptcy I hope they are happy. When we moved in it wasn't bad.. they did force landscaping by their doing it and charging an extra months rent but I have enjoyed the Butterfly bushes they put in which have bloomed every year since.They used to bring dumpsters in spring and fall for clean up but just announced that they are not going to do that anymore either so one more expense. There was a day that Mobile home was a reasonable way to go but it isn't any more.. Rethink if you are considering this and think a third time if considering this park.

This is a real sick place, its called friendly village- but notice no tresspasing signs on the managers house, and then he claims he has guns in the house, so dont ever knock on the door if your home gets vandelized from the gangs and illegals.

I would never want to even live there if it were for free.

Highest lot rent in the area- what for? So I can then live at my friends house and pay lot rent for no sewer. Couldnt even flush the D tolilet for 4 four months. Need to use the gas station.

Yeah well then he can tresspass on your lot wenever your not at home becuase he is the manager, took out a peice of my water line, oh what fun, and then no water. could not do one thing only then lie and steal my money and try to take my home.

I guess that would be a easy way to make money get homes for free or scare people off and turn around and rent them at high price to an illegal because they couldnt say anything.

worst rental experience, worst rip off ever.Highest lot rent in the area, and I had no sewer for 4 months, I had no electric gas heat and then Mr. Friendly had to turn off the water in the winter and not tell me about it, which then also ruin some pipes.When i complained about it-then I was getting evicted, and all of the problems well- I was told I had to fix them and hire electricians and pay for the plumbers.The lot rent at 517.00 a month and I cant take a shower or flush the toilet, no wash and I should now live at my friends house?I should pay for this?The septic was backed up - below the ground he did nothing until I called the health department- then he said I must have abused it, then he said I never told him.The electric meter which the park owns on there lot was dismantled when I moved in, and I asked for months, the gas line was frozen -coming out of the ground- Mr friendly said I had to fix it until I called excell energy and this was there fault, 2 months no
