Work was never completed to our satisfaction (big drainage problem) after many promised fixes. Horrible about returning messages/calls, doesn't show up when promised. Poor communication and overpromises/under delivers. I had initially hoped to use him for other work, but there is no way I would given performance and communication issues (and certainly wouldn't recommend to anyone else).
